What is repair management?
Repair management (independent checks of apartment repair works) is a service that checks whether repair works such as exterior wall repainting, rooftop waterproofing, underground parking floor work and crack and leak repairs follow the contracted materials and construction methods. The site representative checks the main stages of work agreed with you, and reports the items that need correction and the results to the building management office and the council of occupants' representatives. HomeCheck handles the consultation and contract, and the party performing the work and the staff assigned are explained before the contract.
How can I check HomeCheck's registrations and the site representative?
HomeCheck is registered in Korea as an institution specializing in safety examinations and as a construction engineering business, and has filed as an engineering business in the structural field of the construction sector. The registration document for safety examinations and the engineering business filing document can be viewed on this page. The party actually performing the site work, the qualifications and experience of the representative, the scope of work and the visit plan are explained before the contract. If a structural review or a separate safety diagnosis is needed, it is agreed separately from the scope of repair management.
Are measurements and tests included in repair management?
After reviewing the construction method and site conditions, we define the inspection locations, methods and acceptance criteria needed, and agree before the contract who performs the measurements and tests and whether their cost is included. The contract documents and specifications, the applicable Korean Construction Specifications (KCS) and the manufacturers' technical data are reviewed as the basis for checking. Whether every part is inspected or selected locations are inspected is also defined in the contract scope.
Does HomeCheck carry out the repair work itself?
The repair work is carried out by the contractor. HomeCheck handles the consultation and contract for repair management, and the site representative introduced before the contract checks the work plan, materials, construction process and correction results within the contracted scope. Contractor selection and final decisions on the work are made by the ordering party, such as the council of occupants' representatives.
Can we commission the service if the contractor has already been chosen or the work has started?
After reviewing the contractor, the current stage and the remaining schedule, we advise whether the service can be commissioned and what scope can be performed. Parts already covered by finishing materials may be hard to judge from the records made at the time, so we distinguish what needs further verification from what can be checked now.
Can we consult before we have a quotation or a work plan?
Just tell us the name of the complex, the parts you are considering repairing and the problems you are experiencing. We can consult on whatever is needed, from a condition survey and a review of repair methods and work scope to support for preparing a tender. Any photos or past repair records you have can be reviewed together.
How often does the non-resident (visiting) repair manager visit?
In the non-resident arrangement, the representative does not stay on site continuously but visits on an agreed schedule. The number of regular visits, such as once or twice a week, and whether additional visits are made at major stages are set before the contract according to the size, duration and schedule of the work. We also review whether a resident presence is needed, and adjust the visit schedule when the work program changes.
What happens if a new problem or a change to the work arises during construction?
The location and condition of the problem are recorded, and whether additional investigation or a change to the work is needed is discussed with the parties involved. Matters that affect the scope, cost or schedule of the work are explained so that the ordering party can decide. If separate work such as investigation or testing is required, its scope and cost are set out separately.
When the contractor says a repair is finished, is it marked as verified right away?
The contractor's report of completion and the repair manager's verification result are kept separate. Photos and records from before and after the correction and the agreed site verification results are compiled, and items that could not yet be verified or need observation later are handed over as outstanding items.
How is the fee for repair management determined?
We review the type and size of the work, its duration, the number of visits and whether a resident presence is needed, and the scope of measurement, testing, reporting and meetings, then provide a quotation. The fee is not fixed by applying a uniform percentage to the construction cost, and the tasks included and those charged separately are confirmed before the contract.
How does the common-area defect reporting and repair tracking system differ from repair management?
The common-area defect reporting and repair tracking system is a service in which residents report defects by QR code and the management staff track the reports and the progress of repairs. Repair management is the work of professionals checking the materials, main stages and correction results of actual repair works. Adoption, scope and fees for the two services are consulted separately.
